After you’ve got your loan pre-approval and told your agent what you’re looking for, you should start getting e-mails with lists of homes that match your criteria.
What should I expect?
What follows are a lot of mobile phone screenshots and explanations. This is to give you an idea of the kind of information you will receive from your agent.
If you are using a desktop, it will look different. But it should still be easy to work with. If you have any trouble reading the information or looking through homes, please contact your agent and they can help you.
You will get e-mails from your agent with a link like this.
When you click the link on your phone, you should see either the map or a list of homes like these photos below.
If you are using your desktop, it will look a little different but still easy to work with.
If you click list view, you should be able to see a list of homes like this below:
If you click on any of the properties, you should be able to see details like the ones below.
If you find a home you want to see, you can either:
- Write down the address(es) and send them to your agent via text/e-mail, or
- Click the heart symbol on the right side of each listing and click “Save as Favorite” or “Save as Possibility” and tell your agent. He or she should be able to look it up.
Here’s a few things to understand about scheduling and viewing homes:
- Your agent should try his/her best to show everything you picked to see
- Sometimes a home online is not updated, and it may be under contract and we can’t see it 🙁
- Sometimes the owner or a tenant is living in the home, and we need to schedule an appointment that works for them before we can view the home
- Sometimes there’s an uncooperative tenant, or the home is being worked on, etc. and cannot be shown at this time.
After ensuring a home is still taking offers and can be shown, your agent will tell you where to meet first and you can usually follow your agent from one house to the next.
What should I be doing when I look at the homes?
While looking at homes, the agent and you should take written or mental notes on what you like and don’t like about each home and its location. This helps you and the agent narrow down what kind of home you would really like, and avoid other similarly “bad” homes in future showings.
While looking at homes, also take care to note what repairs will be needed, what appliances are included (case by case basis), and what upgrades you need to do to the home. These are all factors for how much this home is worth to you and affect how much you should offer.
