Q: Why are there application fees?
- A: The management company of each rental property charges the application fees to pay for wages for employees to process the application, running credit checks, background checks, and other application related expenses. The fee amount varies for each company. Most companies charge somewhere between $50-$75 per adult. Some charge more or less.
Q: How long does it normally take to get an answer after putting in my application?
- A: It normally takes an average of 2 full business days to process your completed application. There may be some exceptions depending on your credit and background but this is my experience with 9 out of 10 properties.
Q: What do I have to put down to hold the property? How long will they hold it?
- A: Upon approval, usually the security deposit is required to hold the property until move-in. The average acceptable holding period is a maximum of 2 weeks. A few companies may hold for 3-4 weeks if you apply at the beginning of the month. Exceptions can be made by the owner on a case-by-case basis.
Q: How soon can I move in?
- A: Normally as soon as your application and move-in date are approved and the you’ve signed the lease, put in all deposits, and the rent.
Q: What do I need by move-in?
- A: Normally the prorated rent and/or 1st month’s rent will be due by move-in, as well as any applicable key deposits, pet deposits, and cleaning deposits. Pet deposits are usually per $250-300 per pet. Most rentals have refundable deposits. Very few property management companies charge pet rent. Please keep in mind that for most condominium complexes, the max weight allowed for pets is 25 lbs.

- A: I can show you homes that fit what you’re looking for, one after the other, and all in one day within a short time span so you can see as many as possible that you like without scheduling with lots of different people. Gas is expensive. But so is your time! Treasure both 🙂
