Leng’s Guide to Buying a Home – Step 9: Home Warranty

If you’re happy with the home, the neighborhood, and you get your financing approved, then you’re pretty much home free!

This article and the last few articles will explain the process of finishing escrow and getting settled into your home!

First, you should consider getting a home warranty, especially if you’re not buying an older home.

What’s a home warranty?

First, let’s explain that a home warranty is different than home/hazard insurance. Home/hazard insurance usually covers replacement costs in the event of natural disasters and fires/floods, etc.

A basic home warranty instead covers major systems in your home, such as the HVAC (Heating, Ventilation, and Air Conditioning) system, as well as the major plumbing system. There are also upgraded packages that can cover appliances as well.

When do I order a home warranty?

Normally you would order the home warranty near the end of escrow. You can also buy a home warranty after escrow. I recommend to buy it during escrow though, in case something involving hvac or plumbing needs work a few weeks after you move in.

Normally your agent can recommend a home warranty company for you.

How much does a home warranty normally cost?

A home warranty on average costs $355 for a basic package.

How do I use my home warranty?

Normally a home warranty allows you to call the company for an item that needs maintenance or replacement.

There’s usually a service call fee of around $65-75, but if a repair or replacement is needed, it’s usually done at no additional cost to you. This would save you thousands of dollars on things like plumbing repairs and air conditioning unit repairs and replacement.
